The draft variation to the Master Plan ofVisakhapatnam Urban area issued in Government Memo. third read above was published in theExtra-ordinary issue of Andhra Pradesh Gazette No.478, Part-I, dated 17-11-1999. Noobjections or suggestions were received from the public within a period of fifteen days.The applicant has paid an amount of Rs.830/- (Rupees eight hundred and thirty only)towards development charges. Hence, the draft variation is confirmed.

2. The appended notification will be published inthe Andhra Pradessh Gazette.

N O T I F I C A T I O N

In exercise of the powers conferred bysub-section (3) of section 12 of the Andhra Pradesh Urban Area (Development) Act, 1975(Act-I of 1975) read with rule 13-A of the Urban Development Authority (Visakhapatnam)Rules, 1977 the Government hereby makes the following variation to the Master Plan ofVisakhapatnam Urban Area, the same having been previously published in the Extra-ordinaryissue of Adnhra Pradesh Gazette No.478, dated 27-11-1999 as required by sub-section (3) ofthe said section.

V A R I A T I O N

The site in T.S.No.9/2 of Kasba West Ward ofVizianagaram Municipality covering an extent of 830 Square Meters (993 Square Yards) forwhich the proposed land use map sent by the Vice-Chairman, Visakhapatnam Urban DevelopmentAuthority in file Rc.No.702/92-G5, dated 18-11-1992 which was earmarked for Residentialuse in the sanctioned Zonal Development Plan in the G.O.Ms.No.400 M.A., dated 18-07-1989and is now proposed to be declared for Commercial Use by variation of Change of land usesubject to the following conditions:-

that the applicant should pay the difference development charges to Visakhapatnam Urban Development Authority as per rules in force.

that the applicant should obtain approval of construction permission from the Visakhapatnam Urban Development Authority, Visakhapatnam.

the title and Urban Land Ceiling / Agriculture Ceiling aspects shall be scrupulously examined by the concerned authorities i.e., Urban Development Authorities / Municipal Corporations / Municipalities before the issue of the building permission / development permissions and it must be ensured that the best financial interests of the Government are preserved.

that the above change of land use is subject to the conditions that may be applicable under the Urban Land Ceiling Act, 1976 and A.P.Agriculture Ceiling Act.

the owners / applicants are solely responsible for any misrepresentation with regard to ownership / title, Urban Land Ceiling Clearances etc. The owners / applicants shall be responsible for any damage claimed by any one on account of change of land use proposed.

the change of land use shall not be used as the sole reason for obtaining exemption from the provisions of Urban Land Ceiling Act, 1976.

the change of land use shall not be used as the proof of any title of the land.

any other conditions as may be imposed by the Visakhapatnam Urban Development Authority, Visakhapatnam.

Schedule of Boundaries

North: Starting from ‘X1’ point that is Eastern part of stable road and running towards East to a length of 122’ till it meets the point ‘X2’.

South: From ‘X2’ point it turns towards South and running in Southern direction to a length of 124’ till it meets the point ‘X3’.

East: From ‘X3’ point is turns towards West and running in Western direction to a length of 70’ till it meets the point of ‘X4’.

West: From ‘X4’ point it turns towards North and running in Northern direction to a length of 86’ till it meets the point ‘X5’. From there it turns towards West and running in Western direction to a length of 40’ till it meets the point ‘X6’. From there it turns towards North and running in Northern direction to a length of 8’ till it meets the point ‘X1’ that is the starting point.
