The Draft Variation to the Master Planfor Vijayawada, Guntur, Tenali, Mangalagiri Urban Development Area issued in GovernmentMemo. third read above was published in the extra ordinary issue of Andhra Pradesh GazetteNo.198, Part-I, dated 02-05-2000. No objections and suggestions have been received withinthe stipulated period. Applicant has paid an amount of Rs.6,58,905/- (Rupees Six lakhsfifty eight thousand nine hundred and five only) towards development charges toVijayawada, Guntur, Tenali, Mangalagiri Urban Development Authority, Vijayawada. Hence,the draft variation is confirmed.

2. The appended Notification will bepublished in the Andhra Pradesh Gazette.

3. A copy of this order isavailable on the Internet and can be accessed of the address "http://apts.gov.in/apgos".

APPENDIX

NOTIFICATION

In exercise of the powers conferred bysub-section (2) of section 12 of A.P. Urban Area (Dev.) Act, 1975 the Government herebymakes the following variation to the Master Plan for Vijayawada, Guntur, Tenali,Mangalagiri Urban Area the same having been previously published in the extra ordinaryissue of Andhra Pradesh Gazette No.198, Part-I, dated 02-02-2000 as required bysub-section (3) of the said section.

VARIATION

The site under reference to an extent ofAcres 32.56 1/4 cents is falling in R.S.No. 37 (Part), 38 (Part), 41 (Part), 49 (Part), 61(Part), 66 (Part), 91 (Part), 95 (Part), 96 (Part), 97 (Part), 103 (Part), 104, 105(Part), 111 (Part), 112 (Part), 113 (Part) of Poranki Village, the boundaries for whichare given in the schedule below and which was earmarked for Agricultural use in the MasterPlan of Vijayawada, Guntur, Tenali Urban Area, sanctioned in G.O.Ms.No.144 M.A., dated03-03-1988 is designated for Residential Use, as shown in Modification to Master Plan videMMP No.36/99/VGTMUDA which is available in the Office of the Vijayawada, Guntur, Tenali,Mangalagiri Urban Development Authority, Vijayawada.

The layout shall be in-confirmity with the road network plan for the entire Poranki area to be prepared by the Vijayawada, Guntur, Tenali, Mangalagiri Urban Development Authority, Vijayawada and the Open Spaces shall be handed over to the local authority at free of cost.

The title and Urban Land Ceiling / Agriculture Ceiling aspects shall be scrupulously examined by the concerned authorities i.e., Urban Development Authorities / Municipal Corporations / Municipalities before the issue of the building permission / development permissions and it must be ensured that the best financial interests of the Government are preserved.

The above change of land use is subject to the conditions that may be applicable under the Urban Land Ceiling Act, 1976 and A.P.Agriculture Ceiling Act.

The owners / applicants are solely responsible for any misrepresentation with regard to ownership / title, Urban Land Ceiling Clearances etc. The owners / applicants shall be responsible for any damage claimed by any one on account of change of land use proposed.

The change of land use shall not be used as the proof of any title of the land.

The change of land use shall not be used as the sole reason for obtaining exemption from the provisions of Urban Land Ceiling Act, 1976.

Any other conditions (s) as may be imposed by Vice-Chairman, Vijayawada, Guntur, Tenali, Mangalagiri Urban Development Authority, Vijayawada.
